A: SRCC is governed by an elected Board of Trustees made up of resident shareholders. The Board works in partnership with Long Run Property Solutions, which provides professional management to handle day-to-day operations and assist with long-term planning.

Living in the Community

Q: What age restrictions apply?
A: SRCC is a 55+ community. At least one occupant of each household must be 55 years of age or older.

Q: What utilities are included in my monthly fee?
A: SRCC provides water, wastewater treatment, road maintenance, streetlights, and basic cable service through community contracts. Homeowners are responsible for electricity, fuel (oil, propane, etc.), phone/internet, insurance, and upkeep of their home and lot.

Q: Can I make changes to my home or lot?
A: Any exterior modifications, additions, or major repairs must be approved by the Board of Trustees in advance to ensure compliance with community rules and local regulations.

Rules & Policies

Q: What is the policy on oil tanks?
A: SRCC requires homeowners to maintain safe, compliant fuel tanks. Single-walled tanks must be replaced according to state regulations and Board policy.

Q: Are pets allowed?
A: Yes, pets are allowed but must comply with community rules regarding number, size, and behavior. All pets must be properly licensed and under owner control.

Q: What about parking?
A: Each household has designated parking. Visitor and overflow parking areas are available but may have restrictions. Parking on lawns or roadways is not permitted.

Community Involvement

Q: How do I attend Board meetings?
A: Board meetings are open to all shareholders. Meeting dates are posted in advance on the website and at the Rec Hall.

Q: How can I volunteer or serve on the Board?
A: Shareholders may volunteer for committees or run for election to the Board of Trustees. Nominations and election information are announced each year prior to the annual meeting.

Shareholder Questions

Q: What happens if I want to sell my home?
A: Because SRCC is a cooperative, all resales must go through the co-op’s transfer process. This includes submitting required forms, complying with the Right of First Refusal process, and ensuring all fees are up to date. Anyone considering a sale should stop by the office during office hours and speak with the managers before listing their home. This ensures the process is handled correctly from the start.

Q: What happens if I fall behind on my fees?
A: Shareholders are expected to stay current with monthly maintenance fees. If payments are missed, late fees may apply, and the matter may be escalated to legal enforcement in accordance with co-op policy.
